Where the pitched shape belongs
On pre-war villas, 1930s houses, listed architecture and protected village views. Aesthetics commissions in protected zones sometimes require it to match the original roof shape.
Less ideal for compact terraces where every centimetre of space counts, and equally unsuited to modern new-build with clean facade lines — there the pitched shape looks dated.
Interior volume: less than flat
The sloped wall eats 30-50 cm of the upper and rear interior space. For a 3-metre dormer: 6-9 m² inside versus 8-10 m² flat.
Standing height right behind the window remains 2.30 m but drops toward the rear wall to 1.80-2.00 m. Fine for a workspace or bed nook; less suited to a standing wardrobe or kids' play area.
Roof covering and look
Pitched dormers usually carry roof tiles (matching the main roof in type, colour and bond) or slate for listed houses. That reinforces the integrated look — from the street, dormer and main roof are barely distinguishable.
Lead junction with the main roof needs craftsmanship; ask for reference photos of prior pitched dormers by the same installer. Poor lead leaks in the first storm and is hard to repair afterwards without lifting tiles.
Permit and aesthetics
On the rear: pitched stays permit-free under the same rules as flat (distance to roof edge, height limit, distance to side walls). On the front: always a permit.
Aesthetics policies in Haarlem, Leiden and Maastricht often mandate pitched execution at >35° roof slopes. Request an aesthetics pre-advice (€100-€250) to avoid a rejected €10,000+ quote.
