The flat-roof dormer: the default choice in the Netherlands
Nine of ten Dutch dormers have a flat roof. The shape gives maximum interior volume (full standing height right behind the window), simple construction and the lowest price (€5,500-€11,000 for 2-5 metres in 2026). For nearly any terraced or end house it's the logical pick.

Why flat dominates
A flat dormer roof means maximum interior volume (no slanted walls eating space), simple drainage to one side, simple insulation and vapour barrier, and standardisation among prefab makers. Together this is €500-€1,500 cheaper than pitched alternatives.
For a family wanting a teenager's room or study, the extra space is often decisive. A 4-metre flat dormer gives 8-10 m² of usable floor with full standing height; a pitched variant drops to 6-7 m² with unusable corners.
Roof covering: EPDM vs bitumen vs zinc
Flat dormers carry EPDM rubber (60-yr lifespan, seamlessly welded, ~€45/m²), bitumen (40-yr, ~€30/m²) or occasionally zinc (60-100 yr, ~€95/m²). EPDM usually wins on price-performance.
Ask the quote for thickness (min 1.2 mm, premium 1.5 mm), warranty on the wall junction (often the weakest point), and whether seams are vulcanised or just glued. Glued EPDM seams statistically fail 5-7× more often than welded ones.
Details that fail without a pro
Flat isn't truly flat: at least 1.5% slope to one side is required for drainage. Over 2.5 metres depth that's 3.75 cm fall — often neglected by inexperienced builders, leading to puddles and algae.
A commonly missed detail is the top overhang above the frame (10-15 cm) that diverts rain off the glass. Without it, you'll see leaks along the top frame eventually and green streaks on the glass. Where covering meets frame, the lead flashing must extend at least 100 mm.
Aesthetics and streetscape
On the rear roof slope a flat dormer is permit-free if it meets the standard rules (≥0.5 m from roof edge, height ≤1.75 m). On the front a permit is always required and the aesthetics committee considers proportions and materials.
In protected city/village views (Amsterdam centre, Utrecht inner city, Delft) flat execution on the front is regularly refused in favour of pitched or trapezium. Check the local welstandsnota beforehand.

- Yes, an 8-12 cm sedum roof is fine if the structure carries an extra 80-100 kg/m². Budget €70-€110/m² extra. Benefits: 1-2°C cooler in summer, sound damping and rainwater buffering.
- How long does an EPDM dormer last?
- Correctly applied 50-60 years. Poorly applied EPDM (wrong glue, unwelded seams, insufficient slope) fails within 5-10 years — usually at the junctions, not in the middle of the field.
- Can a flat dormer exceed 1.75 m height?
- On the rear you then lose permit-free status and need an environment permit. Aesthetics will assess proportions against the main roof pitch.
- What's the difference between flat and 'low-pitched'?
- Up to 15° pitch counts as 'flat' for covering requirements (EPDM/bitumen) in the Netherlands. Above 15° pitched-roof requirements apply (tiles, slate).
- Can I add solar panels to a flat dormer later?
