Dormer in Groningen: 2026 guide

The Dutch Practice Guideline 9998 prescribes how structures in the earthquake zone must be executed. For dormers this means: double anchoring with chemical anchors instead of percussion anchors, wider coupling beams (HEA 160 instead of HEA 100), extra cross bracing between front wall and cheeks, and recalculation of the existing roof frame for horizontal load.

Not every contractor is NPR 9998-qualified. Ask specifically about experience with dormer installs in the earthquake area and require a structural report from a TKI- or TÜV-certified engineer with NPR 9998 qualification (€600-€1,200, on average €300-€500 above elsewhere). Without this report the permit fails and you are not insured for later earthquake damage.

Practical: always engage an independent damage assessor (€450-€900, often reimbursed by IMG on recognition) before and after install. Photo documentation of existing cracks, flatness and joints is crucial evidence for any future claim.

In Groningen city, the centre, Schildersbuurt, Helpman, Oranjewijk and parts of Korrewegwijk have active aesthetics review. The committee checks material (timber, zinc, sometimes HPL), frame layout and urban fit. In protected cityscape centre: monument permit required; lead time 14-18 weeks including heritage advice.
